Townhouses: Ideal Residential Choice in Bali for Property Investment


Given its strong dependence on the tourism sector, Bali has implemented regulations that restrict the types of property development permitted.

This has resulted in a preference for townhouse developments among property investors seeking to generate rental income from tourists.

Evgeny Obolentsev, General Manager of NPG Indonesia, explained several reasons why townhouses are suitable in Bali.

Townhouse as Affordable Investment

“In contrast to other big cities in Indonesia, the development of townhouse-type housing is the most logical choice, considering that many owners aim to rent out their properties to tourists,” said Evgeny, quoted from Property Bank website.

First, townhouses usually consist of 30 to 50 housing units, so the area needed and the investment required are smaller compared to cluster housing development.

Second, the design of the townhouse is uniform, and the owner cannot change the original design, which adds a sense of security to the residents. These houses are built in rows with one main gate and 24-hour security.

Townhouse Development Trends

Evgeny added that townhouses are not just residences, but also create a close-knit community. The uniform design supports the creation of a sense of equality among residents, while facilities such as underground parking maintain the cleanliness of the environment.

Okezone Finance Reports, “With an underground parking area that keeps the neighborhood road clean, residents can enjoy a harmonious residential area and blend with each other. Townhouse is all about creating a close-knit community where everyone feels welcome, valued and connected.” he said.

The third reason is that Townhouse is designed to build relationships between residents, with a harmonious atmosphere.

Additional facilities such as swimming pools, clubhouses, children’s play areas, green open spaces, and jogging tracks make the townhouse more complete compared to ordinary residential clusters.

Fourth, townhouses are usually designed to be more luxurious and villa-style, attracting the interest of tenants who want to live or stay there. Evgeny predicts that the trend of townhouse development will continue to grow in the coming years.

Design and Sustainability: Key Factors

The complete design and facilities are the main attraction for tourists who are looking for a place to stay. Many tourists are now looking for lodging that is Instagrammable and supports a remote working lifestyle, making design and facilities the main consideration in choosing a place to stay.

“And we believe that the trend of townhouse residential complex development will strengthen and be favored in the coming years,” said Evgeny.

Evgeny also highlighted the importance of sustainability in accommodation selection, which is increasingly becoming a major concern for tourists. Bali, with facilities that support work-life balance, is an ideal place for this concept.

“And Bali is the perfect place to do remote working, because currently facilities that support the understanding of work, life, and balance are readily available,” said Evgeny Obolentsev.
