Bali’s Hotel Sector Pivots to Selectivity as Investors Chase High-Value Assets


Bali’s hospitality real estate market is transitioning into a much more discerning phase of growth.

Following a robust post-pandemic tourism rebound over recent years, industry operators are moving past the simple numbers game of chasing visitor volume.

Instead, the primary focus has shifted squarely toward value creation and long-term operational sustainability.

Although international arrivals are projected to climb further through the second half of 2026, demand across the island’s hotel landscape is expected to be split unevenly.

Ferry Salanto, Head of Research at Colliers Indonesia, noted that this uneven momentum stems from a mix of global geopolitical headwinds and escalating domestic travel expenses.

“Increasing competition from regional tourist destinations such as Thailand, Vietnam, Japan, and South Korea is also impacting the Balinese hotel industry,” said Ferry.


Luxury Segment Holds Steady

Even so, Ferry pointed out that pipeline projects for upscale hotels and luxury resorts across Bali remain active. This continued investment signals enduring confidence in the foundational strength of the island’s tourism ecosystem, particularly its capacity to draw high-spending international travelers.

For market stakeholders, this evolution underscores a distinct shift in investment playbooks—pivoting away from mass volume toward crafting hospitality assets with unique differentiation and lasting earning power.

Success in the lodging sector is increasingly dictated by precise audience targeting.

According to a recent Colliers Indonesia briefing, properties offering authentic localized experiences, wellness amenities, family-oriented facilities, and bespoke guest services command a sharper competitive edge than those attempting to compete solely on room rates.

Beyond stabilizing occupancy metrics, this targeted philosophy safeguards nightly tariffs and expands margins against an increasingly crowded backdrop.


Diversification and Local Heritage

Operators are urged to transcend pure occupancy targets, elevating their market positioning and enriching the core guest experience.

Broadening target demographics, building ancillary revenue streams beyond basic room bookings, and curating experiential offerings have become imperative.

Leveraging Bali’s deep-rooted culture, stunning natural backdrop, and distinct local wisdom unlocks an irreplaceable competitive moat. Industry analysts believe this approach deepens brand loyalty and enhances overall property allure.

Ultimately, hotels nimble enough to mirror shifting traveler behavior will enjoy stronger pricing power and durable profitability amid mounting competition.

“For property investors, this is a signal that the Bali hotel market remains attractive,” Ferry explained.

Ridwan is one of Indonesia’s top executives with a long and illustrious career in the financial world.
